Real Estate Asset Management |
| |
 |
The profitability
of real estate assets is very sensitive
to the level of activity carried out
in their management. Contrary to the
situation with other assets, such as
shares, the passive strategy of buy and
hold tends not to work well.
Any owner
is an investor whether he is conscious
of this fact or not. In order to obtain
a good return on the investment in real
estate assets, it is necessary to manage
them actively: search for tenants, negotiate
contracts, carry our preventative maintenance
and apply the surpluses. In order to
develop these activities, one needs to
have a certain dimension and knowledge.
FundBox possesses the resources and
knowledge necessary to manage funds and
indeed also smaller sized personal portfolios.
It operates under mandates defined casuistically
and with a degree of power delegation
deemed to be adequate for the circumstances,
all of it in accordance to the specific
rules of third party portfolio management.
The activities that can be performed
under the scope of these mandates include:
- Conclusion of contracts, in representation
of the owners, related to the managed
real estate;
- Exercise of the rights
arising from the managed assets;
- Application
of the surpluses created by the managed
assets;
- Regular appraisal, either internal
or independent, of the managed assets;
- Reports on the performance of the
managed assets;
